refinishing 75 year old wood floor

I am seeking a your expert recommendation
of a name of a durable polyurethane product for a
wood floor which is 75 years old.
Do you recommend:
water based or oil based?

do not want to redo in 10 years, which will
be most durable? and how many coats to give? over
how much time? gloss or satin finish?
