Not a professional but have experience--now. ;-)
We have refinished our 80-year-old, vinyl over-layed, oak floor. We used a Minwas penetrating stain, and Helmsman Spar Urethane--mostly because we would be able to recoat in a few years if it showed wear without stripping it down again. We have been abusing it for 2 and a half years now, and it's showing no wear at all. It's a dream to clean--using a micro fiber cloth leaves it shining with no streaks at all. It's wonderful!
