: We just bought an old house circa 1865 in original condition. The professional floor refinisher won't touch the wood floors - says they are subfloor (wide planks) and would ruin his equipment. Can I sand them myself and then poly-urethane or paint. They are painted now and chipping. Money is a concern.

Angel,
The concern the pro had, is probably the nail heads?? Yes, you can sand them yourself.. rent a sander.. but because of the nail heads, you will have to watch it.. it may rip your paper often, so be prepared.
After.. you can poly or paint away.
